Four questions, then a comparison you can check.
أربع أسئلة، وبعدين مقارنة تقدر تراجعها.
None of this needs an account. The comparison itself is never held back for an email address — signing up comes later, and only for the specific things listed below.
- 01
What is this for?
Living in it, investing in it, or comparing two things you have already found. “Not sure” is a real answer and does not end the flow — it just means the room weighs fit and evidence rather than yield.
- 02
What can you spend?
The total price and the monthly figure you are comfortable with are asked separately, and a مقدم is never quietly treated as a budget. State a deposit with no total and Shayef asks what total you are aiming for — a down payment on its own does not say what you can buy.
- 03
Where?
Areas you already have in mind, or none at all. Leaving this open is not a failure to answer; it widens the search rather than narrowing it wrongly.
- 04
What matters?
Bedrooms, delivery, and the things that do not fit a filter — a commute, a school, quiet. Said in your own words, in Arabic or English.
The difference is not the inventory. It is what sits beside the number.
Every price Shayef shows arrives attached to an evidence record. This is one with its lid off — using the field names the server actually publishes.
Illustrative exampleThis record is invented, with the field names and the shape the server really publishes. It is not an observation of any real unit.
evidence_id- observation:property:example-1@2026-09-23The exact observation this figure came from, quotable back to us.
source- listingWhat kind of thing said it — a public listing, not a developer briefing.
observed_at- 2026-09-23The day it was seen. Not the day you read it.
age_days- 9How stale it is, stated rather than left for you to work out.
Shows you every unit that matches a filter.
Compares the three you are actually choosing between.
Prints the asking price.
Prints the asking price, its source, and the day it was observed.
Says nothing when it does not know.
Withholds a price it cannot evidence, and says that is what it did.
Is paid by whoever placed the advertisement.
Has no developer partnerships and takes no listing fees.
The restraint is the product.
Anyone can produce a number. The hard part is knowing when a number should not be produced, and these four rules are what decides that inside Shayef.
- A price it cannot trace to an observation is withheld, not estimated.
- A price backed by thin evidence is shown qualified, with the qualification attached.
- When two sources disagree, it says they disagree instead of picking one.
- What it does not know is listed beside what it does.
Sign up to keep it, never to see it.
This is the whole list. Everything else works without one.
- Saving a room so it outlives the tab
- Monitoring a unit or a compound over time
- More candidates than the three compared
- Bringing someone else into the decision
- Exporting the comparison
- Scheduling a viewing
- Handing the decision to an agency
The same room, with an agency operating inside it.
Agency OS is not another CRM. It is an operating loop: work arrives, the room compares, a person approves anything that leaves the building, and only then does it act — with every step recorded.
- 01
Work arrives
Buyers, listings and community contributions land in one queue instead of four inboxes.
- 02
The room does the comparing
The same decision room a buyer gets, with the agency’s own inventory in it and the reasoning kept.
- 03
Anything outward needs a human
Messages, offers and commitments that leave the agency wait for a named approver. The plan states whether that gate is on.
- 04
Then it acts
Scheduling, follow-up and handoff run from the approved decision, not from a separate tool nobody logged into.
- 05
And keeps the receipt
Who decided, on what evidence, when. The part that matters the day a client disputes it.
Where this honestly stands: Agency OS is in build, no agency is operating on it today, and the plan prices are hypotheses until somebody pays one. If that suits your agency, the right next step is a conversation about a pilot — not a subscription.
